Is there a grace period, and what's the late fee?
Rent is due on the 1st of each month. A grace period is provided through the 5th. If rent is not received by the end of the grace period, a late fee equal to 10% of the monthly rent will be assessed.
Are utilities included in rent, or which ones is the tenant responsible for?
Residents are responsible for setting up and paying for electricity, gas, and internet/Wi-Fi service. Water is billed as a flat fee of $35 per month.
Is there a security deposit, and what's the refund process and timeline?
Yes. The security deposit is equal to one month's rent. After move-out, the apartment will be inspected, and any applicable deductions will be made. The remaining security deposit will be refunded within 30 days of your move-out date.
Are there non-refundable fees?
Yes. The application fee, administrative fee, and pet fee are all non-refundable.
Will rent increase at renewal, and how is that decided?
Renewal rates are determined based on current market conditions and comparable rental rates in the area.
Lease Term & Renewal
Do you offer short-term leases?
Yes, we do! We offer flexible lease terms. A 10–11 month lease is available for an additional $100 per month, and a 6–9 month lease is available for an additional $200 per month.
Does the lease automatically renew?
No. If you are eligible for renewal, we will send you a renewal offer before your lease expires. If your lease will not be renewed, you will receive a notice from management.
Is there a penalty for breaking the lease early?
Yes. The early termination fee is equal to your security deposit plus one month's rent, in accordance with your lease agreement.
Can I sublet or assign my lease?
No. Subletting or assigning your lease is not permitted.
Move-In & Move-Out
How much notice is required before moving out?
A 60-day written notice is required prior to your move-out date.
Who is responsible for cleaning and repairs at move-out?
Residents are responsible for thoroughly cleaning the apartment and leaving it in good condition. Charges may apply for excessive cleaning or damages beyond normal wear and tear.
Maintenance & Repairs
Who is responsible for repairs?
Management is responsible for repairs resulting from normal wear and tear or issues that are not caused by the resident. Residents may be responsible for damages caused by negligence or misuse.
What is the process and timeline for maintenance requests?
Maintenance requests may be submitted through the resident portal or by contacting the leasing office. Routine requests are generally completed within 72 hours, although response times may vary depending on the nature of the repair.
Is renters insurance required?
Yes. All residents are required to maintain renters insurance throughout their lease term.

What is the pet policy (deposit, size restrictions, monthly fee)?
Pets over 50 pounds require special approval. There is a $350 non-refundable pet fee and $25 per month in pet rent.
Are there any guest and occupancy limits?
Occupancy is limited to two people per bedroom, in accordance with local housing guidelines.
What is the smoking policy?
Smoking is prohibited anywhere inside the building. A $500 fine may be assessed for violations.
Is parking included in the cost?
Yes. Parking is provided at no additional charge. It is first come, first serve.
Access & Termination
Under what conditions can the landlord terminate the lease early?
The landlord may terminate the lease for reasons permitted by the lease agreement and applicable law, including nonpayment of rent, repeated lease violations, criminal activity, or other material breaches of the lease.
What counts as valid notice for landlord entry?
Except in the case of an emergency, management will provide reasonable notice before entering the apartment for maintenance, inspections, or other necessary purposes permitted by the lease.
What are the tenant's rights if the apartment becomes uninhabitable?
